A new Land Use Application is about to be submitted for the site 1626 East Lake Street in East Phillips neighborhood, just outside of Powderhorn. PPNA will post any opportunities for public comment on our blog and social media.
The proposed mixed-use building will provide housing for live-work residents along the east & west Lake Street corridor. One goal of the project is to create a sense of community by providing small, neighborhood-related service-oriented offices, (chiropractic, insurance, law office, etc.)  as well as 39 one- and two-bedroom apartments. The building would be located on mass transit bus lines and within walking distance of the Light Rail Transit station at Lake Street & Hiawatha.
The property is zoned C1 and this project is a Conditional Use, according to the City of Minneapolis Comprehensive Zoning Plan.  The ground level of the building would have commercial spaces and a community room, administration office, bike shop and storage and a lobby for residents. The second, third, and fourth floors would be residential rental units. All 39 units offer individual laundry inside of each unit and a private balcony. The penthouse floor will offer two community decks and a gym for residents. A Variance for an increase in the Floor Area Ratio of the building and a Conditional Use Permit for an increase in building height will be requested.
